Wood and water are a bad combination. Oil base is the only way to go. Home Depot people in my town have the sanders and give great directions on all the steps but I would also talk to people at paint stores for the real procedures. I like to put a glossy coat on first and then if you want it less glossy make the next 2 or however many coats semi-gloss. Glossy is a more dense harder surface for the basecoat.

I used the water based poly on my floors a few years ago. It worked great and clean up was much easier than oil based.
oil based polyurethane
